Transitional Industrial Zoning District
Consultation has concluded
The City is developing a new zoning district, Transitional Industrial (TI), to replace lots zoned General Industry (I-3) along the east side of Lyndale Avenue South between 86th and 92nd Streets. This new district would expand opportunities for building reuse in the area by allowing retail, residential, indoor recreation, and other uses. It would also include new standards for building form and site design to guide development that reflects the urban design envisioned in the Lyndale Avenue Suburban Retrofit Plan.
The City has hosted two study sessions, one with the Planning Commission on October 27, 2022 and the other with City Council on November 14, 2022. At those meetings, staff engaged the respective bodies and presented information on the new TI district, including a draft list of uses to consider and recommended site and building standards. Both bodies offered feedback and direction to refine the structure of the proposed district. City Council also adopted a resolution to begin the rezoning process for the lots under consideration. Most recently, the City held a public hearing at the January 12, 2023 Planning Commission meeting after which the Commission recommended approval of both the TI District and the rezoning ordinances.
The final step in the process is a public hearing in front of the City Council on February 6, 2023. Staff is available to answer questions and take feedback from the public.
